As construction has recently begun, we do not anticipate the application process for these apartments to be initiated for at least 12 to 16 months. Once we do get closer to the final construction phase, we will be working with an established nonprofit organization specializing in affordable housing, and with NYC Housing Connect. The nonprofit organization Grand Street Guild is constructing a 232-unit 100% truly affordable residential development at 165 Broome Street, on the corner of Clinton Street in Manhattan.

Coronavirus (Covid-19) Accessing Benefits Page

As of March 22, 2020, New York State has been on PAUSE. This means that all non-essential businesses have been directed to suspend activities, and New Yorkers refrain from leaving their homes except for essential trips, such as for food and medical visits. As a result of the PAUSE act, Grand Street Guild understands that many residents have been affected by the closure of their businesses or have had their hours severely reduced. This page is a guide for residents to access the benefits and services that are available for all New Yorkers. The IRS has recently launched their online portal for non-filers to provide the necessary information to receive an economic impact check (Coronavirus Relief Check) even if you have not filed a tax return for 2018 or 2019. Coronavirus (Covid-19) Public Health Page

There is widespread community transmission of COVID-19 in New York City, meaning the sources of new infections are unknown. Everyone in New York City should act as if they have been exposed to COVID-19. That means you should monitor your health closely and stay home. Only go out for essential supplies and services, such as groceries or urgent medical care.

Staying home will help slow the spread of COVID-19 and will protect others from becoming critically ill and dying. Staying home also protects essential workers, including health care providers and retail workers, who must continue to work. Essential workers need to stay healthy to continue to provide services, such as caring for the sick and keeping groceries and food available.

Grand Street Guild Coronavirus (Covid-19) Resource Page

Coronavirus disease 2019 (Covid-19) is a respiratory illness that can spread from person to person. The W.H.O. has declared Covid-19 a global pandemic. To minimize your risk, the Center for Disease Control (CDC) recommends you engage in good hygiene practices and social distancing. The Department of Health and Mental Hygiene has determined that Covid-19 is in widespread community transmission. This means that you should self-quarantine as much as possible. As of 8 p.m. on Sunday, March 22, every New Yorker must stay at home from work, unless they are an essential worker. Governor Cuomo has extended this order to May 15, 2020.

Memo to all residents regarding Section 8

En esta oportunidad, nos comunicamos para brindarle un resumen sobre las restricciones de asequibilidad garantizadas correspondientes a los Proyectos de Grand Street Guild ubicados en 131 Broome Street, 460 Grand Street y 410 Grand Street. Queremos asegurarle que la asequibilidad de su apartamento está protegida.

Sección 8

En agosto de 2015, cada uno de los Proyectos de Grand Street Guild celebró con el Departamento de Vivienda y Desarrollo Urbano (HUD) un nuevo Contrato de la Sección 8 Basado en el Proyecto, el cual tiene validez por un plazo de 20 años, hasta el 1.º de septiembre de 2035. Además, cada Proyecto firmó una extensión del Contrato de la Sección 8, según la cual este se renovará de manera automática tras su extinción en 2035. Por este motivo, el Contrato seguirá siendo válido por 15 años más, hasta el 30 de agosto de 2050.

Esto significa que su subsidio de la Sección 8 está asegurado por los próximos 30 años, hasta el año 2050. Grand Street Guild se compromete a hacer el mayor esfuerzo para extender dicho plazo apenas sea posible.

Acuerdo de Uso

Además, en 2012, cada Proyecto firmó un acuerdo con el HUD por medio del cual se establece que, hasta el 1.º de mayo de 2050, las 600 unidades ubicadas en 131, 460 y 410 solamente se podrán usar como viviendas de alquiler para Familias de Ingresos Bajos (personas o familias cuyos ingresos anuales no superen el 80% del Ingreso Medio del Área) o Familias de Ingresos Muy Bajos (personas o familias cuyos ingresos anuales no superen el 50% del Ingreso Medio del Área).

Esto significa que, por los próximos 30 años, los apartamentos disponibles de cada Proyecto se podrán alquilar exclusivamente a familias de Ingresos Bajos o Muy Bajos.
